Roof issues

  • Worn or damaged shingles, potentially allowing water to enter the structure and cause damage.
  • Improper repairs and previous patches that undermine the roof integrity.
  • Skylights that leak or are cracked.
  • Flashing installed incorrectly, or not installed at all. Flashing is a critical component to the roof system.

Plumbing defects

  • Leaks in the plumbing distribution lines, causing wall, ceiling, and slab damage.
  • Drain pipes that are incorrectly installed, allowing waste-water to leak.
  • Shut-off valves that drip, causing water damage over long periods of time.

Wood rot & decay

  • Wood trim around doors and windows that have been exposed to water, rain, or high moisture.
  • Wood siding that has been neglected, not painted, and is kept damp by shrubs and trees growing too close to the home.
  • Insect damage, such as termites, carpenter ants, wood boring beetles, etc.

Non-professional electrical repairs

  • Improper wiring used to add ceiling fans, lights, switches, and outlets. This is a serious safety hazard that can cause fires, and injure or shock occupants.
  • Upgrades to the main service panel by un-qualified personnel, often times with no building permit pulled and not installed to current safety levels.
  • Reverse polarity on electrical outlets, exposing the hot side of the conductor to occupants and placing a high shock risk on anyone that uses the device.
  • Exposed wires in closets, garages, under cabinets, etc. The wires need to be protected from physical damage.

A/C system, lack of maintenance

  • Clogged and dirty air filters, evaporator coils and blower fans. Duct work full of dust, dirt, and pet hair. Regular maintenance of these items is needed to provide proper operation of the A/C system, and to insure the air stays clean.
  • Leaks in the duct work, allowing conditioned air to enter the attic or crawlspace.
  • Condensation drain pipes that drip, leak, or are terminated to close to the home.

Gutter maintenance

  • Although rarely installed, gutters need to be kept clean. Also, the downspouts need to flow freely and direct the water away from the home.

Ventilation (bath, kitchen, dryer)

  • Bathroom exhaust fans typically are improperly ducted into attic spaces, allowing moist air to collect instead of venting this air to the exterior.
  • Dryer vents are usually clogged with lint, which slows the drying process down and allows lint to accumulate. Lint is a fire hazard in confined spaces.

Water heater installations

  • Water heaters not installed on elevated platform (gas operated units). This is necessary to prevent fumes from igniting causing a fire.
  • Improper pipe material and incorrect routing of the pipes.
  • Loose or improperly installed exhaust flues.
  • Dangerous wiring, allowing the homeowner to accidentally come into contact with energized wires or equipment.

Ceramic tile in the shower

  • Grout not maintained in good condition, allowing water to penetrate the surface and destroy the wall surfaces behind the tile.
  • Leaks and drips past the shower doors or curtains, damaging the drywall and floors near the shower area.
  • Loose and hollow tile, indicating the tile no longer has a bond to the wall surface behind. Often times, years of very minor leaks can cause entire walls to become damp, musty, and potential sources of mold-type substances.

Swimming pool issues

  • Cracked tiles at the water line, allowing water to leak and requiring repairs.
  • Stains, pits, and defects in the coating. This can cause the gunite in a concrete pool to rust, fail, and leak. Re-surfacing is the cure for this problem.
  • Leaks and defective components in the filtration system.
  • Cracks and damaged sections of pool decks. An expert can determine if the cracking is minor or a serious concern.
